Sellers' notes: When we met and talked with Brian Bosgraaf of Cottage Home at the property late summer of 2023 he had some ideas. He suggested that dirt can be brought in to the site to essentially lower the bluff and by placing the garage under the house on the brought in dirt, that can change the 35 foot bluff down to a 20 foot bluff. Putting a 2 story home over the garage with a deck situated on part of the roof would give a view of the lake. With its current 150 foot deep sandy beach ( the largest beach area between north beach at South Haven and Saugatuck from my boating experience) that is 200 foot wide lot on 13 pristine virgin wooded private acres, if it had views, I would think the value to be at least $1.5 million for it. The only reason the price is $550,000 is the bluff that is in front of the property limiting views at least from the main and 2nd floors. Someone could buy the land, embrace the lot with a beautiful home nestled in the valley or base of the dune and build a gazebo at the top with cameras wired to the house to enjoy the sunsets for the next several years until the dune continues to erode away and then you have that prime view.
